Studios are returning to Turkey. The economic crisis is making its own adjustments.
Developers again have the right to build 1+0 apartments – studios without a separate bedroom. Construction of studios had been prohibited in Turkey since 2017, the official reason being the perceived inability to live in such small spaces, according to Turkish legislators. But the economic crisis is making its own amendments, and on August 13, 2025, the Official Gazette of the Republic of Turkey published a decree amending the zoning regulations for planned areas. Now Turkish developers may build studios, i.e., apartments without bedrooms, but on the condition that the living room includes a niche for a bed with a narrow side of at least 2.5 meters and an area of at least 9 square meters. In any one building, the share of studios must not exceed 20%.
