Antalya is much larger than Alanya in size, but the real estate market on the coast today is much smaller.

When searching for an apartment within a radius of 500 meters from the coastline, potential buyers will receive from the agency a very limited number of options, mainly in the secondary market.
The primary market is very scarce - the distance to the sea from new projects will be at least 1000 m.
Nevertheless, apartments in new projects by well-known developers are being bought up at the construction stage.
The advantage of Alanya is precisely in its location - the city is stretched along the sea, from the north it is limited by a chain of Toros mountains. There are no rocky coasts, from any area of the city you will find yourself on a gentle sandy beach. Therefore, there is a demand among foreigners for each district of the city.
The center of Alanya and the surrounding areas are quite densely built up for a long time. Here, just as in Antalya, there are few offers of the primary market. Unit investment projects in the center are in great demand, their prices are high, apartments are being sold out quickly.
The districts located to the east of the center - Oba, Kestel, Mahmutlar, Kargicak - have been experiencing a real construction boom in recent years and occupy leadership positions in the number of housing sold to foreigners.
Here you can still find investment projects on the first coastline, apartments of different layouts of the primary market within a radius of 300 m from the sea.
But land scarcity is already acutely felt. The first and second coastlines are almost completely built up.
In Mahmutlar there is already an active Ataturk Avenue (500-600 m to the sea). Until recently, this area was not in demand at all, and now even the largest developers are buying land here for their facilities.
INFRASTRUCTURE OF RESIDENTIAL COMPLEXES
One of the main differences between Antalya real estate and Alanya real estate is the internal infrastructure of residential complexes. In Alanya there are a lot of hotel-type residences with maximum occupancy: outdoor and indoor pools, SPA, fitness room, large landscaped area with places for relaxation. There are residences with their own restaurants, large sports fields and even shopping centers. To attract buyers, large developers are introducing an increasing variety of projects.
In Antalya, where the land is more expensive and the plots of land themselves are not large, hotel-type residences are very few. In most residences, developers are limited to a swimming pool, parking, sauna and a small fitness room.

In the city of Antalya there are whole areas of villas, but all of them are located far from the sea: in the region of Deshemalty, 10-15 km from the beach of Konyaalti, or in the region of Unjaly, 5 km from the sea. At a closer distance to the sea, there are small complexes of villas in the Lara / Kundu area - the cost of a villa here is from 500,000 Euros.
In Alanya, the secondary market of villas in the Kargicak district on a hill is very widely represented. Many villa complexes have been built here with views of the sea, mountains, Alanya fortress. The owners of the villas are mainly Europeans. The cost of secondary market villas in this area is from 120,000 Euros. There are new luxury villas in the Tepe and Bektash districts, located on a hill above the sea - from here gorgeous views of the sea and the city open. A wider selection of villas in the suburbs of Alanya - Avsallar and Konakli - there are villas even on the first coastline.
APARTMENT RENOVATION
Apartments and villas in Antalya and Alanya are always in fine finish.
